Methodology

PropertySmartSG turns public Singapore property market data into project pages, district pages, HDB resale pages, rankings and decision tools. This page explains how to read the numbers and where the limits are.

Refresh cadence

Rental data is checked around the monthly URA rental refresh window, generally around the 15th. Sales data is checked every Monday and Wednesday because new sale records can land on a different schedule.

A project can show an older latest month than the sitewide dataset if that project has no matching records in the newest month.

How the main metrics are calculated

These definitions keep the pages readable while staying close to the underlying transaction evidence.

Median rent

The middle monthly rent after matching rent rows are sorted. It is less sensitive to unusually high or low rents.

Average rent

The simple average monthly rent across matching rent rows.

Median sale price

The middle sale price after matching sale records are sorted.

Average sale price

The simple average sale price across matching sale records.

Sale PSF

Sale price divided by recorded floor area where the source data provides enough detail.

Transaction volume

The count of matching rental or sale records for a project, district, month or period.

How to use the numbers

  • For a rental asking price, compare the project median rent, area-band rent and recent rent rows.
  • For a purchase price, compare recent sale prices, sale PSF, tenure and nearby similar projects.
  • For district movement, compare median rent, median sale price, PSF and transaction volume over time.
  • For project stability, look for enough volume across several months instead of relying on a single record.

  • Projects with rising rental or sale transaction volume.
  • Projects with stable rent across recent months.
  • Districts that look cheaper than nearby districts after adjusting for tenure and project mix.
  • Simple fair-price checks for rent and purchase comparisons.
