Public data can change
The app presents processed public market data. Records may be delayed, incomplete, corrected, duplicated, renamed or changed after publication. A project, estate, street or transaction may also be matched differently as source data improves.
Check important figures against official sources before buying, selling, renting, financing or investing in property.
Sources and attribution
Private residential sale and rental data is sourced from URA public Property Market Information. HDB resale and rental data is sourced from data.gov.sg and HDB public datasets.
PropertySmartSG processes and summarizes public data for easier browsing. PropertySmartSG is not affiliated with, endorsed by, or operated by URA, HDB, data.gov.sg or any Singapore Government agency.
Calculators are estimates
Mortgage, affordability, stamp duty, rental yield, buy-versus-rent and purchase timeline results are estimates based on the inputs and assumptions shown in the app. Rates, duties, eligibility rules, legal fees, bank terms and personal circumstances may differ.
Confirm current rules and costs with the relevant government agency, bank, lawyer, tax adviser or other qualified professional.
Maps and nearby places
Maps, coordinates, distances, MRT stations, schools and nearby amenities are provided for general location context. They may be approximate, incomplete or out of date. Verify addresses, routes, school eligibility and travel times independently.
No promised price or outcome
Past transactions do not guarantee a current asking price, valuation, achievable rent, rental yield, property availability, loan approval or future transaction outcome. Market summaries describe recorded evidence rather than a promise about a specific unit.
Saved places stay local
Saved projects, districts and HDB areas are stored on the device for convenience. They are not a PropertySmartSG account or cloud backup. A save may be lost if the app is deleted, its storage is cleared or the device is replaced.
Availability and changes
App features, data endpoints, source coverage and availability may change. Access may be interrupted by maintenance, network problems, source outages, security controls or App Store updates.
